As the housing market takes a fall, this is the best time
to get into the real estate game. The so-called experts,
“gurus” and some well-known names online selling e-
books; “how to buy real estate with no money down”
claiming to have a great breakthrough or their going to
give you the “Real Estate Investor Secrets”. Many of
those are simply just rehashes of the same old junk that
have been passed around for years.
My name is Tony Chorrushi; I am the Owner/Broker of
The Loan Broker LLC.
I don’t have some great big breakthrough and I am not
going reveal any top secret information, there is none!
What I will do is show you how to:

Please keep in mind that, what has worked for some,
does not mean it will for all. There is always some type
of risk in any and all Investment opportunities.
Real Estate Investment, Residential Rehab, House
Flipping, and Sweat Equity are some of the terms used.
Rehab loans can provide 100% financing for the
purchase, improvements and closing costs for 1-4
family non-owner occupied properties, as long as it is
under 75% ARV (after repair value)
Some lenders only allow 65% ARV. But that is all right
because, if you can’t get the deal done at 65% or under
it’s not a real good deal. In today’s market there are
1000s of great deals out there.
When you find a property that you want to invest in, you
will want to get four sales comparables that are similar
to the subject property in terms of size, future condition,
bedrooms, bathrooms, amenities, etc.
